Pls help with room layout -- 4 options
I would love your opinions about room layouts for my living room. I've got 4 options so far, below. Whichever direction we go, I'd like to keep the furniture very streamline, like this H&M piece, also below. Hopefully I attach these right... Thanks for your help!!!

Re: Pls help with room layout -- 4 options
Where do the two openings lead? What direction is the traffic flow? For example if the one on the side wall goes to the front door, you might not want to have the traffic 'blocked off' with the back of a sofa that people have to walk around.
Re: Pls help with room layout -- 4 options
Facing the window, the foyer is to the right. Built-in book cases flank the opening. Nobody ever uses it.
In the bottom left corner, the room opens to other main rooms with a (somewhat weird) circle joining the rooms: sitting, kitchen, dining.
Tucked into the bottom right corner is my grandmother's baby grand piano.
I just realized that every option has 6 seats!
Re: Pls help with room layout -- 4 options
For me, I like option 2 the best with the end tables on each end of the sofa, assuming the room is for TV or generally spending time in. Since no one uses the room behind the lone chair, I would swap those two sides and put one chair on the more trafficked side and put the two chairs on the less used side, or even consider replacing the two chairs with a small sofa. Actually that is pretty similar to my current living room, but I have one extra recliner! If the room is more of a formal room for conversation, then the two sofas facing each other like in option 4 might look pretty nice.
That is my best advice without seeing pictures of the room, good luck!
Re: Pls help with room layout -- 4 options
I'm liking 3 and 4, based on the schematics. That can all change however based on photos of the room.
Re: Pls help with room layout -- 4 options
#3 and 4 give me a great place for a Christmas tree, lol. I appreciate both your thoughts on this -- the room's bones are well-designed which makes for many good furniture options and a tough decision.

DO photos change your opinions? CLearly #1 is what we have now, albeit in bad shape. REally need to declutter those shelves, too!
Re: Pls help with room layout -- 4 options
Perhaps. Is the piano staying? Is there a TV in the room? If the piano is going, then # 4 is the best for me because I don't particularly like furniture backing to windows. You do have to walk around the sofa from the room opening, however. If not 4, then 3 for the less blockage to the room opening.
Re: Pls help with room layout -- 4 options
No TV -- we mainly use the room for entertaining and fireplace time in the winter. Would dearly love to find a new home for the piano, nobody plays. I favor the look of opposing couches, maybe with an ottoman in the center for the dog.
One thing I've noticed when I search for images with 2 sofas is that they usually flow with the long length of the room, not the short length. Think thats a problem?
We're coming to check out your shop on Saturday -- we're only as far as Annapolis. Thanks for your input. :-)
Re: Pls help with room layout -- 4 options
How about Layout # 4 but instead of two sofas, a loveseat in front of the room entry opening in the same style as the sofa facing it? That way you won't have as much obstacle to walk around.
